Homestead concerns your current home

The homestead exemption can reduce taxable value for an eligible permanent residence. Your county property appraiser reviews the application and determines eligibility. A new property should be reviewed through its own homestead application process.

Portability concerns a previous assessment benefit

An eligible Save Our Homes assessment difference may be transferred from a previous Florida homestead. The transfer can reduce the assessed value of the new homestead. Portability is not the same as moving the exemption itself.

Buying your first Florida home

Start with homestead eligibility, ownership and residency records. If you have not had a previous Florida homestead, do not assume a portability benefit is available. Ask the county which applications apply to your circumstances.

Moving from one Florida homestead to another

Review both the new homestead application and the portability requirements. Keep the old property details and move dates available. The Department of Revenue identifies DR-501T as the portability attachment to the new homestead application.

The practical difference

Homestead asks whether the current property qualifies for an exemption. Portability asks whether an eligible previous assessment difference can be transferred. Each can affect the assessment in a different way; neither guarantees a particular dollar saving.

Keep the paperwork connected

Organize both property records together and track the applications. Ask the county how the approved benefits appear in its assessment record. If a benefit is missing or the calculation is unclear, seek an explanation promptly.

Do I need both?

Is portability a separate application?

It uses the portability attachment with the new homestead application. Confirm current submission instructions with the new county.

Does a lower assessment guarantee a fixed saving?
