Missing exemption? Find out what happened first.

A missing benefit can have more than one explanation. Start with your application record, the county’s response and the tax year involved. Then check the next available step.

Act on the right information

Pending, missing or denied?

A pending application may need additional information. A missing exemption on an assessment may need a status or record review. A written denial sets out a decision that may have an appeal deadline. Identify the situation before choosing a form or making another submission.

Keep the records together

Gather your original application, receipt, requested documents and any county correspondence. Note when each notice was mailed and received. Keep the property address, parcel number and tax year on your notes so each inquiry concerns the same record.

A late application has its own limits

Missing the timely filing date does not mean the same late route remains open indefinitely. Check the county’s instructions for that tax year. As of this guide’s review, Broward states that its statutory late exemption filing deadline for 2026 was September 18, 2026, and it cannot accept additional 2026 exemption applications after that deadline.

A denial is a different situation

Broward’s published instructions identify a 30-day period from the date of a denial notice for petitions challenging denial or removal of an exemption. Confirm the applicable route and deadline with your county. Do not substitute an assessment appeal date for the deadline on an exemption decision.

Ask a specific question

Ask whether the application is pending, incomplete, denied or outside the filing period. Request the reason and the relevant written instructions. An informal conversation does not replace a required petition or preserve every deadline.

Common questions

Quick answers.

Should I submit the same application again?

Check the existing record first. A duplicate submission may not resolve missing information or a denial.

Can every missed deadline be fixed?

No. Available routes depend on the type of issue, tax year and applicable law.

What if the exemption disappeared?

Ask the county for the reason and keep any removal or denial notice. Review the date and instructions promptly.

Check the official instructions.
