Keep the TRIM notice, parcel record and petition information together. Identify the tax year, the disputed value and why you believe it needs review. Separate value concerns from exemption or portability disputes, which may use different evidence and forms.

Comparable sales can help explain a valuation concern. Review location, size, condition, property type and sale timing. A nearby property with a lower tax bill is not automatically a good value comparison; its exemptions and assessment history may differ.

Dated photographs, inspection information and relevant repair estimates may help explain property condition. Check the county record for incorrect physical characteristics. Explain how the information relates to the property and assessment date rather than relying on an unexplained bundle of files.
