Prepare before you file

Start with ownership and permanent residence

Homestead eligibility depends on the property and your permanent residence circumstances. County application instructions commonly focus on ownership and residence as of January 1 of the tax year. A closing date alone does not establish every eligibility requirement.

Prepare before you file

Keep your property information ready

Have the property address, parcel identification and ownership records available. Note the purchase date and when you began using the home as your permanent residence. If ownership involves a trust, multiple owners or another special arrangement, ask the county what additional records it needs.

Prepare before you file

Review your residency documents

A Florida driver license or state ID is commonly part of the application information. Other residency records may also be relevant. Your county can request details about vehicle registration, voter registration, previous addresses or other residence evidence. Use its current checklist rather than assuming two documents are always enough.

Prepare before you file

Complete every applicant detail

Broward County’s online filing instructions request identifying and contact information for each applicant, including applicable spouse information. Prepare the required information through the official or established secure filing process. Do not place Social Security numbers in chat or ordinary email.

Prepare before you file

Before you submit

Check names, property details and dates for consistency. Make sure requested documents are readable. Retain a copy of your application and submission confirmation. If you receive a request for more information, respond through the appropriate process and keep a record.

Prepare before you file

After you submit

Submission is not the same as approval. Check the application status and the county’s assessment records. If you are unsure whether an exemption has been applied, contact the property appraiser using your parcel number and confirmation details.

Common questions

Quick answers.

Does buying a home apply the exemption automatically?

Do not assume that it does. Review the county application process for your new property.

Can a condo qualify?

The property type alone does not establish eligibility. Ownership and permanent residence requirements still matter.

What if my documents do not match?

Ask the county how to correct or explain inconsistent information before relying on it in an application.

Check the official instructions.
